Home ownership continues to gain momentum – now’s the time to get on the property ladder!

Attractive financing options and the prospect of further capital growth: now is the ideal time to turn your dream of owning your own home into reality. What’s more, buying is now cheaper than renting.

Home ownership is right at the top of many people’s personal wish lists. This is no coincidence, as there are several compelling reasons in its favour. “As well as a high quality of life and personal independence, owning your own home also offers the opportunity for a sound investment,” says experienced Bern-based estate agent Thomas Graf. Various factors currently make buying a house or a flat particularly attractive.

A safe haven in uncertain times

In times of global political and economic turbulence, property offers stability and security. Its value is not directly dependent on short-term developments.

Favourable financing

Mortgage interest rates remain comparatively low. This opens up attractive financing options for realising the long-cherished dream of owning your own home.

Buying is cheaper than renting

Low interest rates, combined with rising rents due to a shortage of available rental properties, mean that the cost of home ownership is lower in many places than that of comparable rental properties. Until recently, the situation was exactly the opposite.

Demand remains high

Housing is in high demand in Switzerland – and this is set to remain the case for the foreseeable future: the population is growing, construction activity is limited and the amount of living space people require is increasing. “This makes buying a home a worthwhile investment in the long term too,” explains property expert Thomas Graf.

Rising prices

With demand remaining consistently high, prices are also rising. A steady increase in property values has already been observed in recent years. Whilst there are regional differences, overall the Swiss property market continues to be on the up.

Property bubble: still only a moderate risk

The risk of a property bubble – a significant overvaluation of property and the danger of an imminent fall in prices – has, according to the UBS Swiss Real Estate Bubble Index, risen slightly in the first quarter of 2025 compared with the previous quarter, it is still classified as only moderate. Just over a year ago, the bank still assessed the risk as elevated.

The ideal moment

“To sum up: the current environment offers ideal conditions for turning the purchase of a home into a reality,” says property specialist Thomas Graf. At the same time, he emphasises: “Every property is unique and represents a significant investment. That’s why it pays to seek professional guidance when buying a property.”

Protection against inflation

Property offers a certain degree of protection against inflation: monetary assets lose purchasing power in an inflationary environment. By contrast, tangible assets such as property can rise in value – or at least remain stable.

Consistently high demand

Demand for housing remains high in Switzerland – whilst supply, on the other hand, is limited. Population growth, low levels of construction activity, immigration and the trend towards single-person households are some of the reasons for this. Housing remains in short supply, particularly in larger Swiss cities. Investments in multi-family houses or owner-occupied flats for letting stand to benefit from this. “And the high demand also offers exciting prospects for property owners looking to sell.”

Direct utility and investment value

“A home of one’s own offers not only emotional security but also practical benefits,” emphasises property specialist Thomas Graf: you live rent-free and protect yourself against rising rental costs. An investment property, for its part, generates a regular income; this is ideal for diversifying an investment portfolio.
